This type of inspection grew out of the fairly recent incredibly tight housing supply where the norm has become multiple offers.  The buyer has a limited window of time to view the home prior to offers being accepted (usually 1.5 hours).  With this type of inspection, I inspect the house while you are doing a typical real estate viewing.  At the end of the viewing, I can go through my inspection and walk-through the inspection photos on a tablet with you at your convenience.  We have time after the viewing for you to ask questions and obtain some very valuable information about the home.  Armed with good information you can decide what direction to go with any potential offer to purchase.  This type of inspection is very limited on time and not ideal but very valuable under certain circumstances.

This is a traditional home inspection (post or pre-offer) with the required 3-hour time frame.  With this type of inspection, you would accompany me through the inspection process with opportunities to ask questions, learn more about the systems, condition of items and truly understand what you are potentially about to purchase.  With the additional time, many of the more minor items can be inspected - truly a more thorough assessment of the home.
